We were initially engaged by a local engineering company who were relocating the operation and were looking to realise the development potential of their site which is located in a predominantly residential area.
We prepared proposals for a combination of houses and apartments to suit the shape and geography of the long steeply sloping site.
At the time their neighbour had secured planning permission for a small block of apartments on the adjoining site and decided to sell their site.
As both small adjacent sites were tight, which placed limitations on the scope for development, we saw the opportunity for our client to benefit by acquiring the adjacent site and developing both parts with an integrated solution which would address a number of issues.
We prepared various design options and cost models, and ultimately our client bid for and was successful in securing the site.
Subsequently we have developed proposals for a planning application for the whole site, as well as assisting our client in resolving covenants attached to the purchased site regarding rights of way to rationalise access into the site.
